Guide: How Often to Clean Your AC in Dubai, How Much It Costs, and How to Book a Service
Seventy per cent. That is the share of a Dubai resident’s electricity bill that goes on air conditioning, according to DEWA figures reported by Gulf News in July 2009. The number is old. The climate it describes is the same.
Priya Nair, 36, inspects production lines at a food plant in Jebel Ali and rents a one-bedroom in JLT. Every Sunday she stands on the bed with a baby wipe and runs it along the grille above it, and every Sunday the wipe comes away grey. She keeps the bedroom unit at 22°C at night and never touches the one in the living room. In the third week of September a brown ring the size of a dinner plate appears on the false ceiling, a hand’s width from the grille.
AC cleaning in Dubai runs on three clocks: the filter, the coil and drain, and the ducts. Priya has been winding only the first one. Below is how often each part needs attention, what providers in Dubai charge, and how to collect comparable quotes without a week of sales calls.
How often should you clean your AC in Dubai?
Filters: You should change them at least once a month during the summer. That’s DEWA’s own advice, which was published by the Dubai government media office in April 2020.
We can do the coil, drain pan and drain line for you, but it’ll need to be done by a professional service two to four times a year. Local guidance varies. One Dubai property directory says two or three visits (before summer, mid-summer and after), while a July 2026 guide in PC Tech Magazine says every three to four months. If we’re talking about a one-bedroom apartment, we’d book two: one in late February and one in October, to avoid the really busy months.
We afraid to be the one to break this to you, but the advice doesn’t hold up when it comes to ducts. We read through the duct cleaning pages of a few providers in Dubai and found three different intervals. One provider recommends doing it every 12 to 18 months. ServiceMarket’s blog says that two to three years is enough for most homes, and their own service page says three to five. It’s the same marketplace, but the answers are different.
We think duct cleaning should be based on symptoms like a musty smell when you first turn it on, dust coming out of the grilles, or visible mould, rather than a set schedule. Most apartment units don’t have ducts at all.
Why a dirty filter ends up as a stain on the ceiling
Here’s the chain, and it explains Priya’s brown ring.
If your filter is clogged, you’ll find that more than just the airflow slows down. The US Department of Energy says that when airflow is blocked, air slips around the filter and carries dirt straight onto the evaporator coil. The coil sits on top of a drain pan that collects the water it pulls out of the air. Dust settles in that warm, wet pan and grows a slime that plugs the outlet, as an Everlook guide on ceiling leaks explains. The pan fills and spills onto the gypsum board below.
It tends to happen most often in September. The last two weeks of August and the first two weeks of September are the stickiest on the Gulf Coast, so the coil makes the most water right when a season of dust has narrowed the drain.
There’s a second loop, but you have to pay for it. If the filter is blocked, the room feels warm, so people turn the thermostat down. In that 2009 interview, Amal Koshak, DEWA’s then Senior Manager of Demand and Tariff Management, said that people tend to lower the air conditioner setting, which ends up making them waste energy.
She recommended 24°C. The US Department of Energy says you can save 5% to 15% on your air conditioning energy bills just by replacing a dirty, clogged filter with a clean one.
We couldn’t find any research that measured this saving in Dubai apartments. The DOE figure is based on US homes, so just treat it as a general direction, not a promise for your DEWA bill.

How much does AC cleaning cost in Dubai?
Prices for AC cleaning in Dubai are between AED 150 and AED 700 per unit, which is about AED 350 on average. Those figures come from Everlook’s summary of provider price lists, and the difference between the prices reflects the job: a filter and grille wipe is at the bottom of the list, while a coil wash with drain flushing is near the top.
Everlook’s offers usually come in at somewhere between AED 597 and AED 730. That figure covers a whole job, and most jobs include more than one AC. It doesn’t say how many units the typical job includes.
Here’s our own rough sum. A two-bedroom flat with three split units, serviced twice a year at the AED 350 average, comes to about AED 2,100 a year. And then you’ve got the summer bill, which DEWA says is mostly cooling.
If you’re renting, make sure you know who’s paying before you book. Article 16 of Dubai Law No. 26 of 2007 says that landlords are responsible for maintenance during the tenancy unless the contract says otherwise. Some contracts do say that tenants are responsible for minor AC upkeep though.
How to book an AC service and compare quotes
Start by counting your units by type: split (wall-mounted), window, or central and ducted. Then decide on the scope. General cleaning covers filters and grilles. Deep cleaning adds the coils and drainage. Some providers also offer a gas level check.
You can post the job once and collect AC cleaning quotes on Everlook. Posting is free, contractors’ trade licenses are checked before they can send offers, and they reach you through the app’s chat instead of your phone. The platform says about half of jobs get a first offer within 60 minutes.
A cheap offer is good news. But per-unit price lists hide what is included, so ask each contractor one question before you hire: does the price cover flushing the drain line and cleaning the pan? If the answer is vague, the ceiling stain will come back.
The drain pan is the line in the quote that decides whether the ceiling stays dry.
That schedule assumes split units in an apartment. A villa with a central ducted system plays by different rules, and PC Tech Magazine’s guide adds a duct inspection at least once a year on top of the regular service.
FAQ
Can I clean my AC myself? The filter, yes: slide it out, rinse, dry fully, refit. The coil and drain line need chemical cleaner and access to the pan, which is a technician’s job.
Is AC duct cleaning necessary every year? Usually not for an apartment with split units. Providers’ own recommendations range from 12 months to five years, so book it on symptoms such as smell, visible dust or mould.
How long does AC duct cleaning take? One Dubai provider puts a full residential duct clean at three to five hours, depending on the size of the home and the system.
In October Priya posts a job for two units and ticks deep cleaning, coils and drainage. By the evening she has offers to compare, and she picks the one that names the drain pan. That Sunday the baby wipe stays in the drawer.
